8 Warning Signs Your Roof Needs Repair

2. Missing, Cracked, or Curling Shingles

Asphalt shingles are coated with mineral granules that protect against UV damage. New roofs shed some granules initially, but significant granule loss on an established roof indicates the shingles are deteriorating. Check your gutters and downspout discharge areas—heavy granule accumulation signals your shingles are aging out.

Important: If you see large amounts of granules after a hailstorm, schedule an inspection. Hail damage may not be visible from the ground but can dramatically shorten your roof's lifespan.

4. Sagging Areas

A sagging roofline is a serious structural issue that demands immediate attention. Causes include:

  • Water damage to the roof deck (sheathing)
  • Inadequate structural support from the original construction
  • Excessive weight from multiple roof layers or accumulated debris
  • Termite or pest damage to rafters or trusses

In Florida, the expansion and contraction from temperature changes can loosen flashing over time, even on relatively new roofs.

7. Increased Energy Bills

A sudden spike in heating or cooling costs can indicate roof problems. Poor attic ventilation, damaged insulation, or air leaks through the roof system all force your HVAC to work harder. If your energy bills have increased without explanation, have your roof and attic inspected.

8. Moss, Algae, or Mold Growth

While common in Florida's humid climate, excessive moss, algae, or mold on your roof isn't just cosmetic—it can indicate moisture retention that's damaging your shingles. Dark streaks (algae) are typically harmless in the short term, but thick moss growth can trap moisture against the roof surface and lift shingle edges.

Note: Never pressure wash asphalt shingles. The force removes protective granules and causes more damage than the growth itself.

When to Repair vs. Replace

Not every issue requires a full roof replacement. Generally:

  • Repair is appropriate for localized damage affecting less than 30% of the roof, isolated leaks with identifiable sources, or minor flashing issues.
  • Replacement makes more sense when damage is widespread, the roof is approaching its expected lifespan (20-25 years for asphalt shingles), or repairs would cost more than 50% of replacement.
