Types of Shingle Warranties

Limited Lifetime Warranty

Most architectural shingles come with 'limited lifetime' warranties. Despite the impressive name, this doesn't mean you get a free roof replacement anytime. 'Limited' is the key word.

Typically, 'limited lifetime' means:

  • First 10-15 years: Full replacement cost if shingles fail due to manufacturing defects
  • After that: Prorated coverage that decreases over time
  • 'Lifetime': Typically defined as long as the original owner lives in the home

Always read the specific warranty terms—they vary by manufacturer and product.

Prorated vs. Non-Prorated Periods

Non-prorated coverage means you pay nothing (except labor, in most cases) if a valid claim is made during this period. Premium shingles may offer 10-15 years non-prorated.

Prorated coverage means your reimbursement decreases over time. A 20-year-old shingle under prorated warranty might only earn 20-30% coverage if it fails.

Workmanship Warranties

  • Pressure washing: Can void warranties if it damages shingles
  • Painting or coating: Unless specifically approved
  • Non-residential use: Residential warranties may not apply to commercial buildings

Protecting Your Warranty

Ventilation Requirements

All major manufacturers require adequate attic ventilation for warranty validity. Inadequate ventilation causes shingles to fail prematurely by:

  • Overheating that cooks shingles from below
  • Moisture accumulation that promotes rot and mold

Ensure your installer addresses ventilation. It's often overlooked but can invalidate your warranty.

Documentation

Keep these records:

  • Warranty certificate (register with manufacturer if required)
  • Installation contract and invoice
  • Photos of completed installation
  • Proof of proper ventilation installation
  • Any inspection reports

Years from now, you'll need these to file a claim.

Maintenance

While manufacturers don't require professional maintenance, they may require evidence that you've maintained the roof reasonably:

  • Keeping gutters clear
  • Removing debris from the roof
  • Addressing visible damage promptly

Documented neglect can be used to deny claims.
